2019 Des Moines Real Estate Year Ends Strong

Warm December Keeps Buyers, Sellers and Realtors Busy

Closed sales for 2019 missed 2018 numbers by less than 1/2 of a percent as December 31st arrived but it could have been much farther away if it weren’t due to an active real estate market and an unusually warm December.

Two categories, Single Family Resale homes and Condo/Townhome New Construction homes, surpassed 2018 units sold, but a dip of 139 in sales of existing Condo/Townhome homes ended up being the main reason that we were 84 sales short this year. Now don’t get too depressed.. there are still sales that closed in 2019 but just haven’t been reported to the Multiple Listing Service (MLS) yet.

This Report Is A Snapshot In Time

Occasionally I will be asked why my statistics don’t match up to other reporting sources in our market. The simple answer is most reports wait for about 10 days after the end of the month for all sales to be entered into the MLS. Those reports also summarize what happened over the past month. The basis of my reporting is looking at a specific consistent date and in most cases comparing either to the previous month or previous years.

New Report Formats and New Location for 2020 Market Updates

Beginning with my January market report (it publishes February 1st), I will have two monthly market updates. On the first of each month will be a simple set of charts that show a snapshot of the real estate market as of the last day of the previous month. February 1st, 2020 will display January 31st, 2020.

AND beginning February 15th, I will introduce a new mid-month follow-up that will give a detailed analysis of January activity. In some reports, I will focus on trending activity which will help point out what direction the real estate market is currently heading. In other reports, I may show much longer trend reports. Perhaps a year back or several years. Will Be The New Home Just For Local Des Moines Real Estate Stats!
